Exterior – Estate
- Walk perimeter for damage/trespassing
- Inspect for forced entry/vandalism
- Check for water damage, roof leaks, pest signs
- Remove junk mail/flyers/newspapers
- Confirm landscaping appears maintained
- Inspect irrigation system for leaks/malfunctions
- Check exterior lighting (bulbs/timers)
- Inspect pool/spa (water level, clarity, equipment status – visual)
- Verify gates/garage doors operate properly
- Inspect patio/deck furniture condition/placement
- Look for landscape issues (dry spots, overgrowth, pests)
- Check rain gutters/downspouts for blockages
- Full landscaping inspection (lawns, beds, irrigation zones)
- Operate pool/spa systems (brief test)
- Inspect outbuildings, sheds, and guest houses

Interior – Estate
- Unlock, confirm alarm status
- Walk all rooms for leaks, damage, unusual odors
- Check doors/windows for security/damage
- Flush toilets, run faucets (fill traps)
- Verify HVAC thermostat setting/operation
- Confirm refrigerator/freezer operation (if left on)
- Test all interior lights (replace bulbs if available)

- Confirm sump pump operation (if applicable)
- Test garage door opener
- Review security system logs for alerts
- Verify fire extinguisher present & in date
- Test backup power indicator (if applicable)
- Inspect/test generator or backup power system
- Review/log water filtration/softener systems
